Asbestos or metal roof overlay

When the roof of an industrial unit has reached the end of its useful life, its not always practical or cost effective to remove the roof coverings whilst the business operations continue below.

This is when an overclad solution can benefit, by installing a new roof covering over the existing. We can replace the rooflights improving the natural lighting within the building, insulate the roof coverings to current building regulations standards creating a more thermally efficient building and provide a 25 year warranty on the complete installation.

Asbestos replacement

For some building owners, when it comes to installing a new roof covering to an industrial building and when budgets allow, the complete removal of the asbestos roof coverings is the preferred option. The cost is significantly higher than an overlay, but has many advantages:

  • The building is brought into an asbestos ‘free’ category
  • The skylight and daylight distribution can be improved
  • The interior and underlining will have a bright white internal metal liner.

Our operatives are UKATA trained and certified for the removal of asbestos.

Cladding upgrades

A simple and cost effective option for dramatically improving/updating the exterior of tired and dated industrial buildings can be achieved with support frame work and metal cladding, which comes in a range of over 20 colours to create the desired appearance.

We can also introduce insulation to bring the building up to current building regulations and therefore create a more thermally efficient building.

Gutter relining

Many industrial buildings continually suffer water ingress from ageing and often poorly designed gutters which can cause major disruption to the operations below, this has become more prevalent in recent years with the frequency of severe storms.

We can offer complete retro fit gutter re-lining solutions which will also increase the capacity of the gutter to prevent the new gutter being overwhelmed in the future.

Rooflight upgrade/ replacement

Old GRP daylight panels once degraded offer little to no natural light into a building and even when they do, this light can create a dark unpleasant environment.

A skylight upgrade will create a pleasant light and often allow building users to turn off the internal electrical lighting.

As long as operatives are protected whilst working at height- the works are reasonably straight forward and create minimal disturbance to the building user.

Flat roof to pitched roof conversions

Problematic flat roof coverings have been causing problems for building owners since their inception, often due to poor design, sub standard materials and sadly poor workmanship.

When it comes time to replace an ageing flat roof, a more sustainable long term option may be to convert the roof into a pitched roof with a minimum fall of 5 degrees which will allow us to insulate the roof to current building regulations and redesign the rainwater drainage, eliminating the water ingress problems once and for all.

We can provide the structural calculations, building control consent and building regulations approval.

Health and Safety

The safety of our operatives and building users is the starting point of everything we do. We specialise in the refurbishment of industrial buildings, which historically has the most recorded incidents in the construction industry, it still remains a very high risk activity.

At KRS, we will implement all possible protections for any person that comes into contact with or affected by any construction activities.

These protections are clearly laid out in the CDM Regulations (Construction Design Management) which make very clear that all parties, including the client, have a legal responsibility in ensuring all activities are planned and executed within HSE guidelines.

If required we can assist in guiding clients through their legal responsibilities within the CDM regulations and ensure that both the health and safety of all parties are protected at all times.

Drone surveys

Todays technology allows us to carry out a full in depth condition roof survey using 4K imaging drones which will allow us to fully assess the condition of your roof coverings without the need for any personnel accessing the roof area.

The survey findings will be presented with recommendations and budget costs for any required works or even any maintenance requirements.
